Many of us are staying in our homes longer and plan on some level of renovation this year. I have listed my top ten fixes to add value to your home on a budget.

1- Paint, Paint, Paint! – I cannot stress enough the changes you can make in your home with a can of paint. It is the easiest and most cost efficient way to refresh old and worn surfaces on a budget. Paint your interior as well as your exterior for a new and updated look. Interior painting can include your cabinetry, walls, trim, furniture, etc. Exterior painting can include your trim, siding, stucco, brick, shutters, foundation, etc. Start painting!

2- Change Your Doors! – Changing your front and back doors can do wonders for the overall style and look for your home. You can find closeout doors at home centers, salvage yards, antique stores, flea markets, etc. Find a door that matches your home style and discard old and worn doors that date your exterior.

3- Lighting Matters! – Updating light fixtures inside and out can change the overall appearance to your home. You can find lower priced fixtures at home centers, lighting stores (they have clearances each year), Craigslist and don’t forget stores like Ikea. There are also a lot of stores online with closeout lighting (Smart Bargains, etc.). Just look around and you can find a light fixture that fits your needs at a great price.

4- Deck or Patio Redo! – Nothing hurts the look of a home worse than a lack luster entertainment area. Restain your deck, use concrete stain for the patio or make a new area from salvaged bricks or stones. Salvage yards have brick and outdoor materials from buildings that have been demolished. Antique bricks are sometimes easy to find here!

5- Remodel Bathrooms! – One of the top renovations for home resales are bathrooms. Keep the colors neutral for long term style and redo what is only in your budget. Change out cabinets for pedestals if you need to make your room look larger. Repaint or stain cabinetry and change out the hardware. New plumbing fixtures can also be found on a budget in closeout centers. Learn to do tile installation yourself with free classes at the home centers. Each change you make will bring you closer to a new bath.

6- Update Kitchen! – This can be an expensive proposition so do what you can toward updating the kitchen. Changing hardware and just cleaning the cabinetry with special products can make the overall appearance more updated. If new cabinetry is not in the budget, then think paint or stain for your old cabinets. Purchase new appliances when possible and keep a look out for dented or slightly used ones at clearance centers. You can save a bundle.

7- Flooring Updates Too! – Update your flooring to hardwood wherever you can and use prefinished for affordability and ease of installation. Engage a friend for help with installation or this may be one place you need to hire a professional. If sticking with carpet, then look for remnants with any carpet company.

8- Improve Systems! – Changes that are aesthetically pleasing or help your home with efficiency are worth the trouble. You can update heating, electrical and plumbing whenever it is within your budget and improve your efficiency rating. This is where you will need help from a professional. They can make changes within a few days.

9- Landscaping! – The overgrown shrubs and trees at the front of your home make it dark and outdated. Most homeowners like a more clean and fresh look with little maintenance. Buy new plants at the end of the season or when they are on sale. You can stay within budget by doing a few at a time and the new look will be amazing.

10- Clean and Cleaner! – The cleaner your home and property looks, the more value it retains. Keep your property and façade clean and fresh and add new flowers in a few pots for color. A well maintained home is a good value!

It happens to all of us at one time or another, and it doesn’t matter what type of home you live in, whether renting or you are a homeowner. You take a look around your home and decide that it’s time for a ‘design facelift’. The surroundings that have provided comfort and enjoyment are now looking tired and ordinary. But, your home decor budget is slim to none, so what do you do? Don’t give up before you start. Here are five easy, simple, inexpensive to no cost home decor changes you can make right now that will give any room in your home a fresh, new and interesting look. These strategies will be applied to your living room in this article, but will work effectively in any room of your home.

First, clean out the clutter. Our ’stuff’ has a way of accumulating without us realizing it, and after awhile can become more of a hindrance than anything else. Take each room in your home individually so you won’t become overwhelmed with the task. Then, remove anything that you have not used in the last three months. If it is an appliance taking up space on your kitchen counter, put it in a cabinet and out of sight. You may have set a floral arrangement or some other type of nic-nac on a table thinking you would find a permanent home for it later, and there it still sits. Move it. You may be surprised at how much brighter your rooms look when they are clutter free.

The next home decorating idea in this project is to rearrange the furniture in at least one room, and preferably two or three rooms of your home. You may need to enlist some help with this step, so plan ahead and gather a few pairs of hands to accomplish the task. If your sofa has been in the same place in your living area for more than two years, it is time to make a location change! You may not have many options if your living area is small or limited in other ways. At a minimum, pull the sofa away from the wall (I know that’s where it is right now for most readers) and angle it toward the television, or whatever the focal point is in this area. You might be limited to a move as subtle as pulling one end of the sofa about a foot or so from the wall. But wait, that’s not all. Then, take the other seating in the room and angle it just a little bit, swapping locations of chairs (if you have more than one in the room). Now step back and notice that your room has taken on a different feel because the position and angles of the larger pieces have been changed. Your interior decor project is making progress!

After giving your room’s largest pieces a new perspective you will now do the same for the accessories. I always advise that you physically remove them from the room or area you are working in. Bring in accessories from another room, or take the extra inventory of pictures out of the closet and try something different in this room. Go ahead and take a decorating risk!

That leads right into the fourth easy and no cost home decorating idea for you. Carefully consider the existing color scheme in this room and introduce a new, never before used accent color. If you’re not sure what type of color could be added, here is one course of action. Purchase something small and returnable, such as an accent pillow, and just try it. What is the worst thing that will happen? You won’t like it and will take it back to the store. But, you might love it, and it is always so much fun when the decorating ‘aha!’ light goes on. When that happens, you will be able to add, in a small way, more of this color to the room. Remember this rule, though; more is not always better. Be thoughtful and particular about where you place this new color. If you don’t overwhelm the room with it, the result will be that breath of new life for your room.

If you desire, there is one more home decor idea to introduce to the room, and that is the addition of some beautiful greenery. Placing greenery in the room can provide the finishing touches to your interior design project. Again, use a light touch with the silk plants or trees, and if possible use good to better quality merchandise. The thoughtfully placed, better quality silks will enhance the class and polish of your newly redecorated area.

Now that you have successfully made these easy, simple and low or no cost home decorating changes, step back and enjoy your surroundings. Better yet, take a break, have some refreshment and enjoy the view from a new perspective!

Just out of school and considering buying your first home? You’ll be surprised how easy it can be to qualify for a loan. Too often, the newly minted workforce doesn’t realize the confidence lenders have in their ability to be responsible homeowners.

Ok, so Mom and Dad told you that you need to buy a house. You’ve graduated from college and you’re earning a decent income. Even though you don’t feel like it most of the time, you are officially all grown up. But you ask yourself, “I’m only twenty-four years old, who would possibly loan me money to buy a house?”

First time homebuyer programs are established with flexible guidelines to attract – you guessed it -first time homebuyers! You are in a great position to buy a home provided you have established some history of decent credit. Even if you don’t have traditional lines of credit to show for yourself, you may have established non-traditional credit and not even realized it. Do you have utilities, a cell phone and cable bill in your name? Have you paid them on time for 12 months? Then you have established non-traditional credit. Granted, many of you already have a credit card or gas card in your name. That’s why Dad wanted your name on it, too. Good thinking on his part. At the time, you were just excited to get the credit card “for emergencies.” It didn’t even occur to you that you were establishing a good credit history.

Most lenders want to see at least a year under your belt earning income. The majority of new job workers are making at or under the median income limit for their area. There are those that beat the curve, but then, if you’re making that much money on your first job, you don’t need a first time homebuyer program. You can probably take another route to your first home. Also, recent graduates can get credit for having a diploma. If you have a diploma and an employer who is willing to verify that you earn what you say and are likely to continue on with them, then you’re good to go -even without a year’s employment history to show for yourself.

Some lending programs ask that a borrower have maintained an excellent rental history, preferably a two year history. But, you don’t get penalized if you have been living at home. Especially, if home is in the same city that your school is located. You are simply asked to provide explanation as to how you managed to live rent free. Sometimes, Mom and Dad have to provide a written statement. They’re probably willing to do that to get you out of the house and off the payroll.

What about a down payment and closing costs? Most programs will allow a seller to chip in 3% of the sales price toward your closing costs. This allowance can cover most if not all of your closing costs. Your Realtor simply needs to be aware that you need this concession so she/he can negotiate it with your purchase contract. And how much do you have to come up with for a down payment? How about $0? Nearly all first time homebuyer programs are designed for empty pocket consumers with potential to earn more and maintain good credit. Some programs don’t require you to have any reserves in the bank. Since so many first time homebuyers live on a budget, these programs allow for the reality of life. And you can be rewarded for being a conscientious consumer with lower than average interest rates being available to you.

You may be ready to buy your first home and not even know it. A good mortgage specialist will pre-qualify you, find out what you can afford or what your comfortable paying. Then, you just have to find the right home. It’s easier than you think!
